What happens at this courthouse.

  1. Service and return date. A marshal serves the complaint and a lis pendens is recorded on the land records. The return date printed on the summons is the day the case officially begins at 20 Franklin Square; an appearance is due by the second day after it (Practice Book § 3-2).
  2. Mediation notice. If the property is your primary residence, you may be eligible for the Foreclosure Mediation Program. Requests are filed with the clerk here and sessions are held in this building.   3. Motions and judgment. The lender moves for default and then for judgment.
