How foreclosure works in Connecticut.

Governed by Conn. Gen. Stat. Title 49, Chapter 846. The same procedure applies statewide; venue depends on where the property sits.

01

Suit is filed and served

The lender files a foreclosure complaint in Superior Court and serves the borrower along with every junior lienholder. There is no trustee-sale alternative in Connecticut — every foreclosure is litigation from the outset.

02

Mediation notice

For residential property, the lender must give notice of the Ezequiel Santiago Foreclosure Mediation Program. For up to eight months from the return date, neither party may file motions unrelated to mediation.

03

Judgment: strict foreclosure or sale

The court enters either a judgment of strict foreclosure — setting law days by which the borrower and each junior lienholder may redeem — or a foreclosure by decree of sale where there is equity worth protecting.

04

Law days run, or the sale is held

Under strict foreclosure, if nobody redeems by their law day, title vests in the lender with no auction and no proceeds. Under a decree of sale, a court-appointed committee conducts the auction and the court approves the result.

Foreclosure help in New London County: what to know.

In New London County, one judicial district has two practical centers. The Judicial Branch land-matters directory lists 70 Huntington Street in New London and 1 Courthouse Square in Norwich for towns stretching from the shoreline to the county’s inland communities. That New London-or-Norwich detail belongs near the beginning of an attorney search: it affects where the papers send you, while the county name alone does not identify the building.

Use the profiles to build a short list around both subject matter and geography. Shoreline homeowners may find offices near New London or Groton more convenient; someone closer to Norwich, Colchester or the northeastern towns may look inland first. Then test the fit. Does the lawyer defend homeowners in court, participate in foreclosure mediation, address disputed servicing or coordinate bankruptcy advice when necessary? Does the practice also work for lenders? Ask who will handle communications, what the engagement covers and whether the firm serves the property’s municipality.

Before contacting anyone, put the summons beside the latest notice and note the property town, docket number and every stated date. The documents should show whether the matter is associated with the New London or Norwich location and whether a mediation session, hearing, sale or law day is approaching. This directory offers regional organization, not a case lookup or legal opinion. Only retained counsel who has reviewed the file can advise you about deadlines, possible responses and what action makes sense.

An attorney directory and legal-information resource. Not a law firm.

New London County is a search area, not a court system.

The county name survives on maps and mailing addresses, but Connecticut abolished county government in 1960 and the state describes its counties as geographic subdivisions with no offices, courts or officials of their own. All 21 towns belong to the New London Judicial District, and the Judicial Branch lists both New London and Norwich as permitted locations for each of them. The courthouse question here is which building, not which district.

Shoreline or inland office, one set of questions.

An office in New London, Groton or Norwich may be convenient depending on where the property sits, and a firm from outside the county can still serve it. Convenience says nothing about whether the firm takes your kind of case. Ask whether the attorney serves the property town, handles homeowner-side matters, appears at the courthouse named on your summons, and can pick the case up at the stage shown on your papers.

Frequently asked.

Is foreclosure in Connecticut judicial or non-judicial?

Judicial, without exception. A lender must file suit in Superior Court and obtain a judgment — Connecticut has no power-of-sale or trustee-sale route. That is the main reason Connecticut files run far longer than the national average.

What is strict foreclosure, and why is Connecticut different?

Connecticut is one of very few states that still allows strict foreclosure. Rather than ordering the property sold, the court sets "law days" — a sequence of dates by which the borrower and then each junior lienholder may redeem. If nobody redeems, title vests directly in the lender with no auction and no sale proceeds. The court may instead order a foreclosure by decree of sale where there is meaningful equity to protect.

What is the Ezequiel Santiago Foreclosure Mediation Program?

A court-run mediation program that applies to foreclosures on residential property and property owned by religious organizations. The lender must notify the borrower of it when the action starts. For up to eight months from the return date, neither side may file motions unrelated to mediation, and no judgment of strict foreclosure or sale may enter until the mediation period has expired or terminated. It is governed by Conn. Gen. Stat. §§ 49-31l through 49-31v.

Which court hears a foreclosure on property in New London County?

It depends on the town, not the county. Connecticut abolished county government in 1960 and organises its courts by Judicial District, so different towns in New London County can be heard in different courthouses by different judges. The court list on this page maps towns to venues.

How long does a Connecticut foreclosure take?

Properties foreclosed in Connecticut during Q2 2026 averaged 1,626 days — roughly four and a half years, and nearly three times the national average of 563 days. Only Louisiana, Hawaii and New York ran longer. Mediation, law-day extensions and a contested defense all add to it. This average is for informational purposes only — it is not an indication of how long your foreclosure will take. Many factors change the timing of an individual foreclosure.

Do I need a lawyer admitted in Connecticut?

Yes. Foreclosure is litigation in Connecticut Superior Court, and appearing there requires Connecticut admission. Check a firm’s admission on the Judicial Branch attorney lookup before you hire; profiles state the counties and courts where each firm appears.

Will my case be in New London or Norwich?

Either is permitted for every town in the county. The party filing the case chooses, and the summons names the building. Read the summons and the latest notice rather than assuming the closer courthouse.

Does New London County have its own court?

No. Connecticut has no county court. The county’s towns are assigned to the New London Judicial District, which sits at 70 Huntington Street in New London and 1 Courthouse Square in Norwich.

Should I search by the firm’s office town or by my property town?

Both, for different reasons. The property town tells you the court area, which the finder above shows. The office town tells you how far you will travel to meet. Confirm with the firm that it serves the property town and handles the type of homeowner matter you have.

Why does the directory include firms that represent homeowners and lenders?

Some firms describe work for both sides on their own websites, and the profile says so. That is not a conflict in your matter by itself, but it is something to raise before you share confidential details. The attorney must check for conflicts and decide whether representation is possible.

Can a county directory tell me which deadline applies to my case?

No. A directory cannot work out a deadline from general information. Show the attorney the actual summons, any judgment, and the latest court notices, and ask which dates need attention first.
